WHY BUILDABILITY MATTERS
Buildability refers to the ease & efficiency with which a design can be constructed in the real world using available materials, methods, & labour. It’s a crucial concept in architecture, engineering, & construction (AEC) for several reasons:
Cost Efficiency
- Lower construction costs: Designs that are easy to build reduce labour time and material waste.
- Fewer change orders: Well-considered buildability leads to fewer design revisions during construction, minimizing unexpected expenses.
Time Savings
- Faster project delivery: Simplifying construction methods shortens build time.
- Streamlined coordination: Buildable designs reduce the risk of clashes between trades (e.g., plumbing vs. electrical).
Quality & Safety
- Higher construction quality: Simple, logical designs are easier to execute precisely.
- Safer execution: Less complex construction means fewer risky manoeuvres and scaffolding setups.
Sustainability
- Less material waste: Efficient use of standard-sized materials and modular construction cuts down waste.
- Energy efficiency: Buildability often aligns with passive design and efficient mechanical systems, improving long-term performance.
Stakeholder Satisfaction
- Client confidence: Projects that are predictable in cost and time lead to happier clients.
- Contractor collaboration: Designs that respect construction logic foster better relationships with builders.
Design Realism
- Concept to reality: A design that can’t be built isn’t successful, no matter how beautiful. Buildability bridges creativity and constructability.
In short, buildability matters because it connects vision with execution. It’s not just about getting the job done, it’s about doing it efficiently, safely, and sustainably, all while delivering on design intent.
HOW CAN SORTED. HELP?
Sorted. Buildability Consultancy, located in the Sutherland Shire, Sydney, offers independent strategic assessments of construction methodologies, systems, & challenges.
Our involvement in the design phase helps to minimise & eliminate delays, mistakes, & budget overruns. We enhance the rationality & efficiency of buildings.
Our emphasis is on intricate, ambitious projects within the government, commercial, apartment, & residential sectors. By collaborating with property owners, developers, project managers, architects, & other consultants, we provide essential build-related solutions throughout the design & procurement processes.
Construction Estimate
For every build Sorted. will provide a Construction Estimate. Construction Estimates are used by builders to provide an initial estimate for projects, & may be upgraded, by the builder, to be a tender estimate calculation once the engineering & specifications are provided.
We carry out an individual quantity take-off & the Construction Estimate is prepared from these quantities. We calculate rates for your ‘in-house’ work, include the rates you supply from your regular subcontractors, costs for materials supplied by you & PC item allowances or prices from you. This allows us to complete the estimate without chasing the subcontractors & suppliers for each project. This is supplied to you as a PDF & an Excel spreadsheet that you can adjust.
Sorted. Construction estimates will include costing breakdowns for:
Demolition
- Total or partial demolition, including recovering materials if required
Construction
- Excavation, footings, substructures, electrical, plumbing, drainage, floor slabs, masonry, structural steel, floor framing, floor sheeting, wall framing, roof framing, roofing, windows, external doors, external cladding and soffits.
Internal Linings, Fittings & Finishes
- Insulation, pre-sheet carpentry, internal wall linings, ceiling linings, joinery, tiling, floor finishes, fittings, fixtures, PC Items and specified items.
External Works
- Balconies, decks, pergolas, patios, drains, water tanks, waste water systems, retaining walls, driveways, paths, paved areas, fences and gates.
Landscaping
- Trees, shrubs, plants, lawn, raised beds, edging and water features
